Garage Door Perimeter Weatherstrip in Gormley
A length of weatherstrip along the right jamb has pulled away, nails and all, and it slaps against the trim every time the wind picks up. The wood behind it is dark and soft where it meets the floor.

For an attached garage the perimeter seal does more than keep leaves out. The garage is a buffer between the weather and the house, and drafts around the door cool the wall it shares with the kitchen and the floor of the room above it. Snow blown in melts and refreezes on the slab, and mice follow the warm air in at open corners. A well-fitted side and header seal closes those paths and eases the job of the weatherstripped door between garage and house, though the garage's warmth also depends on the door's own seal, the ceiling and the heating. It is a worthwhile comfort improvement for the house.
How the visit goesWith the door closed and the garage lights off, a thin bright line runs down the whole left side of the opening. You can see the neighbour's fence through it. The strip that should close that gap has shrunk back from the door.

How the visit goes

- 1
Trim, cladding and where water gets behind
The seal shares the jamb with brickmould, siding, capping and old caulking, and water that gets behind any of them ends up in the wood the strip is nailed to. The technician follows the joint between stop and trim looking for cracked or missing caulk, capping that funnels water down the jamb face, and gaps at the sill where meltwater collects. These are small things to correct while the old strip is off and the surface is bare, and they are what stop the fresh wood from going the way of the old. Anything larger, such as damaged siding, is pointed out for a separate decision.
- 2
Fitting the sides and closing the corners
Each side length is cut to run from tight under the header piece down to the floor, with a little spare to trim in place. It is set with the same light contact as the header and fastened top to bottom. At the top corner, the side fin tucks under the header fin so they overlap, leaving no square hole for drafts or mice. At the floor the side is trimmed to meet the bottom seal on the door, so the seal is continuous around three sides and hands off to the fourth. Both sides are done the same way, checking the door edge gap as they go.
- 3
A note of what was fitted
Before leaving, the technician tells you what went on: the seal type, the profile and fin width, the colour, and the lengths of the header and sides. It is worth writing this on a card near the opener or in the door's paperwork. If one length is ever damaged, by a ladder or a car mirror, the same profile can be matched and a single piece replaced rather than the whole set. If a jamb was repaired, the note records where and with what, so anyone painting or working on the frame later knows what is behind the finish.
In the van
- Flat bar, hammer and nail set
- Aluminum retainer and rubber insert
- Flexible vinyl fin seal
- Exterior caulking and gun
- Silicone spray lubricant
What affects the quote
- 1
Colour and profile
Standard colours and fin widths are carried on the truck. A less common colour, an extra-wide fin or a commercial retainer with insert may be a special order, with the difference noted.
- 2
Weather on the day
Cold weather means keeping vinyl warm between the van and the opening and fitting each length with extra care, so a winter visit can run a little longer than one in mild weather.
- 3
Fin on the existing stop or a one-piece vinyl stop
Nailing a new fin to a sound wood stop uses less material than replacing the stop with a one-piece vinyl moulding, which costs more as a part but needs no paint and does not rot.

Garage Door Perimeter Weatherstrip: questions
Does new weatherstrip make the door any quieter when it opens and closes?
A little, though it is not the main reason to do it. A fresh bottom seal cushions the door's contact with the floor, and snug side and top seals stop the panel rattling against loose or worn stops. Most of the noise people notice from a garage door comes from rollers, hinges and the opener chain or belt rather than the seals, so a technician checking the weatherstrip will usually point out those parts too if they are the louder culprit.
My door was replaced last year. Does the perimeter seal need doing too?
Often, yes. A new door is sometimes fitted against the original wood stop and its old fin, and the new door may sit slightly differently in the opening, so the old seal no longer meets it. If daylight shows at the edges or the fin is hard and cracked, a new seal set against the new door completes the installation and matches the fresh look of the door.
What should I do before the technician arrives?
Move the car out of the garage or well back from the door, and clear anything stored against the jambs inside and any bins, planters or snow piled against them outside. Leave the door closed so the gaps can be seen as they are. If you have noticed where the daylight, drafts or snow come in, or where the mice appear, be ready to point it out.

What the census means at the door
22%
Newer homes. About 22% of homes in Whitchurch-Stouffville were built in 1980 or earlier, according to the 2021 Census.
Openers in newer homes usually already have photo-eyes and rolling-code remotes, so the common work is settings rather than upgrades: adjusting force and travel limits, replacing a worn gear or logic board, and adding a keypad, a second remote or a phone controller.
74%
Mostly houses. Single-detached houses make up about 74% of homes in Whitchurch-Stouffville (2021 Census).
Single-detached homes give a technician room to work: a driveway for the van, side room beside the tracks and a clear header. That means spring replacement, opener installation and full door replacement can each be finished in one visit with the door properly secured throughout.
